Anyone know where to find/already have an example? From what I can see, this is meant to be addressed to the design team, not the tenant themselves, and contain detailed info about the various building systems...

Any guidance would be greatly appreciated.

Joel,
It's not supposed to be for the design team. However you are right in that it does contain a summary of all the sustainable features incorporated within the building. You are also supposed to include a description of LEED CI and which LEED CS credits incorporated within your building that will help gain LEED CI credits without additional effort on the part of the tenants.
I don't think you'll be able to find a template because much of the owner's CCRs will be incorporated with it.

The TI guidelines should be written for the tenants, with the idea that they will then provide it to their TI design team. So in essence, it should be written for the tenants AND their design teams as the audience.

We ended up writing the guidelines for both tenants and the design team... It was accepted as such with no comments from the review team, though that doesn't necessarily mean we NEEDED to go into that much detail.
